Q?Can more community news be included in the newsletter?
A.

We are currently searching for a volunteer resident from each community to gather information and submit it each quarter for the newsletter. We would like to start a section for each community with information pertaining to residents in that neighborhood which can also be published on our website.

Q?Can I install deer feeders in my backyard in Grand Mesa?
A.

The use of any wildlife feeders, especially those distributing food on the ground is highly discouraged. The seed in these feeders attract feral hogs which cause severe and costly property damage. Native plants are the best way to safely attract wildlife, and many colorful varieties are available.

Q?How are my HOA dues used?
A.

The developer pays the entire cost of initial installation of all improvements including amenity areas, gates, landscaping and roadways. The HOA pays for the maintenance of these improvements once deeded to the HOA. 

All communities within Crystal Falls pay the same assessment fee each month into the general operating fund. This fund pays for maintenance of the landscaping, amenity areas, utility bills and other overall maintenance and operating expenses. Gated communities with private streets pay an additional monthly assessment fee (the same for each gated community) into the road fund to maintain the gates and roadways within these gated areas.

Q?Do assessment rates vary between communities? If so, why?
A.

All communities within Crystal Falls are assessed the same basic rate.

All homeowners living in gated communities with private roadways, such as The Fairways, Cap Rock and Grand Mesa, pay an additional assessment fee for a Road Fund. This fund covers all future costs of gate and roadway maintenance in these communities.

Q?What are the ACC requirements for home improvement?
A.

New construction, landscaping plans and exterior improvements such as solar panels, retaining walls, pools, exterior paint changes, etc., are submitted for approval to the Architectural Control Committee (ACC) prior to installation. Deed restrictions allow for 30 days, approval is usually within a week or two. Copies of the deed restrictions are available here. An 11″x 17″ copy of new home plans may be submitted at the onsite office. The ACC requires Site Plan, Elevations and Floor Plan.

Q?What amenities are available to Crystal Falls HOA members?
A.

Crystal Falls HOA members have access to the grotto pool near Bagdad Rd. and Crystal Falls Parkway, and the tennis court on the Parkway near the driving range for the Crystal Falls Golf Club as well as the junior Olympic pool at Quarry Park on Lakeline Blvd. at Osage. Quarry Park also features a stocked fishing lake, a soccer field, and a disc golf course for member enjoyment. Playgrounds are available for residents and their guests at the grotto pool, Quarry Park, and the tennis court area. Members also receive discounts for event reservations at the 19th Hole Pavilion, a beautiful venue overlooking the 18th hole of the Crystal Falls Golf Club.

Q?How can I access the Crystal Falls amenities?
A.

Entrance to the Crystal Falls pools and tennis court are controlled electronically and accessed by a card key. Card keys are available from the oniste HOA office. Property owners will be asked to complete required documentation and satisfy any balances on their HOA account before the card key can be issued. Q?How do I reserve the grill at Quarry Park?
A.

While the grills at the grotto pool can be used anytime during pool hours, the Quarry Park grill requires a reservation. Reservations are accepted for groups of up to 15 persons. Download the form here to mail or hand deliver to the onsite office.

Online reservation requests may be submitted using our contact form here. Approval for online reservations requests is subject to the terms of the agreement, availability and completion of required documentation and applicable deposits.

Q?Is the golf course part of Crystal Falls?
A.

The Crystal Falls Golf Club is owned and operated by the City of Leander. Private golf carts are allowed, however, all players including homeowners must check in with the golf club and pay for its use. Walking, bikes, 4-wheelers and Frisbees are prohibited on the cart path and golf course.
